I am pleased to be able to offer you a free "Listing Presentation" so you can learn the techniques I will use to market and sell your home. My first step in marketing your home is to help you get your home ready to sell! To prepare for the presentation we will do a walk through of your property to note all the great qualities we can point out to prospective buyers and list those aspects that could be updated or changed in order to make your property as appealing as  possible, thereby increasing the selling price. Getting your house ready to sell goes beyond washing the dishes and making the beds! Walking buyers through a house that's not ready to show is almost worse than not showing it at all. The first impression made when seeing a house is usually the one that sticks.

Helping your house sell itself!

Sometimes it only takes a quick fix or a fresh coat of paint to increase your home's value. Remember: buyers will be looking at your home with fresh eyes, and I have years of experience evaluating homes and can quickly point out the small things that others will pick up on right away. A home that looks well-cared for assures prospective buyers that your house has been properly maintained through the years, guaranteeing they are making a wise purchase. I will help you decide which things can be fixed with a little elbow grease and a few hours work, boosting your chances of selling quickly and profitably.

What is my house worth?

My listing presentation will include a CMA (Comparative Market Analysis) of your home. I compare your home to houses that have recently sold in the Keswick, Sutton and Georgina area and those currently on the market. Combining this information with my own analysis of your home I will calculate your home's market value and what I think is a fair price. Knowing what is going on in the real estate market in your area is an essential part of getting your house sold. Don't list your house without a CMA done by a certified Agent!

Accepting An Offer >Responding to Low Offers

The beginning of negotiations is usually the end of many months of hard work for the buyer or seller. The work ahead requires skill in order to maintain a strong position.

Sellers can lose their advantage if they do not counter an offer that a buyer has made. Even if the opening offer is beneath what the seller feels is reasonable, it is advisable for the seller to respond with a slight reduction from the asking price. The most important component in negotiating is good communication.

The best way to handle a low offer is to counter it with definite terms that are favorable to the seller. A counter offer has two advantages: 1) it keeps the buyer interested, and 2) it moves the negotiation forward and gives the buyer the opportunity to submit another offer that the seller is more likely to prefer.
